oday I walked through a screencast showing how to take assessor and property data, clean it up, and transform it into a Facebook-ready custom audience list. In just over half an hour, we built a file that can be uploaded directly into Meta Ads Manager.
What we did step-by-step:
1️⃣ Consolidated 57 raw CSV files into one dataset.
2️⃣ Cleaned the data — removed blanks, duplicates, and business entities (LLC, Trust, School).
3️⃣ Matched property and mailing addresses to ensure real homeowner contacts.
4️⃣ Parsed ownership records into usable first and last names.
5️⃣ Exported one Meta-formatted CSV that Facebook can hash automatically.
The result: a solid marketing list that agents and lenders can use to connect with real homeowners in their target market.

You’ll notice the screencast cuts off. That’s intentional. I originally included an extra 15–20 minutes on Facebook ad setup and marketing tactics, but decided to remove that content for compliance reasons.
I’m not your mortgage broker, branch manager, or compliance officer. Before running any marketing campaign, you must get approval from the right people in your organization. What I showed you in the screencast was purely data prep, and that part is 100% solid.
I didn’t want anyone to assume that replicating “some guy’s” Facebook ads was automatically compliant. Out of respect for industry standards (and to avoid risk for both of us), I left only the data process in the video.
