But a slow market doesn’t mean there are no opportunities. It means the opportunities are different.

For buyers, fewer transactions and motivated sellers can create room to negotiate on price, closing costs, rate buydowns, repairs, and other concessions. For sellers, success increasingly comes down to understanding your local competition, pricing correctly from the beginning, and using incentives strategically rather than simply putting a home on the market and waiting.

And that’s the important distinction: national housing headlines don’t tell you what is happening in your neighborhood.
